The City of London’s Committee of Adjustment met this week to consider a proposal for a new apartment building at 2009 Wharncliffe Road South.
The developer is requesting several zoning changes, including smaller yard setbacks, higher lot coverage and greater housing density.
The plan also includes three affordable bachelor units that would remain affordable for 25 years, instead of the 50 years required under city rules.
“The requested variances are being recommended for approval as staff are satisfied that the provisions have been met,” city planning staff said in their report.
They added that the changes align with the city’s growth plans, meet zoning goals and support local housing needs.
The proposal comes as London faces increasing pressure to add housing and improve affordability.
The city continues to struggle with a shortage of affordable units, rapidly rising rents and home prices.
About 7,000 households are currently on the wait-list for subsidized housing, with wait times stretching several years.
For many residents, the proposal represents another step in London’s ongoing efforts to address its housing challenges.
